October 8, 2026
Between Oct. 22 and the end of the month, The Promenade Shops at Briargate has a free outdoor movie, a center-wide trick-or-treat, a restaurant's first Colorado Springs opening and a national retailer's second Colorado store. Each one has its own announcement, but together they show where the center is headed. Brands that start in Colorado through Denver are now making Briargate their next stop, ahead of the rest of the state.
Mendocino Farms makes the case most clearly. The fast-casual sandwich and salad chain, based in Los Angeles County, opens Oct. 27 at 1765 Briargate Parkway, Suite 807, according to The Gazette. It will be the brand's first Colorado Springs location and its fourth in Colorado.
The order of the first three matters. Mendocino Farms came to Colorado in May 2025 with a store in Denver's Cherry Creek. It then opened in Highlands in March and on Denver's 16th Street in May. All three are inside Denver, so Briargate is the first Colorado location outside that city. The chain has more than 100 restaurants across California, Colorado, Arizona, Illinois, Texas and Washington. It picked a shopping center off Briargate Parkway for its first Colorado store outside Denver.
The menu leans on sandwiches, wraps, salads and seasonal soups. The Gazette names the "Not So Fried" chicken and Peruvian steak sandwiches as top sellers, with sides like spicy curry couscous and Southern potato salad. There is a kid's menu, plus vegan, vegetarian and gluten-free options. Mario Del Pero and Ellen Chen-Del Pero founded the brand in 2005.
The date has moved before. The Gazette ran a correction after first printing the wrong opening date. The brand's own location list had briefly shown an earlier opening, and a spokesperson later said the restaurant would open in October. As of Oct. 4, Oct. 27 is the date on record. It is still a plan, so check before you go.
The same pattern shows up on the east edge of the center. L.L.Bean is remodeling the former Container Store at 1925 Briargate Parkway into a 13,000-square-foot store, with a late-October opening target. The Gazette reports it will be the city's first L.L.Bean and the brand's second retail store in Colorado. KRDO, citing the Pikes Peak Regional Building Department, put the remodel at $2 million.
The space has turned over quickly. The Container Store opened there in September 2022, next door to Arhaus Furniture and Anthropologie. Its expected last day was April 25, 2026, about three and a half years later. The company announced the closure on its website in March without giving a reason. By August, permits for the replacement were on file, and the new tenant is aiming to open about six months after the old one closed.
That timeline says something about demand for space at this center. A 13,000-square-foot box leaving a shopping center can stay empty for a long time. Here it was re-leased to a brand with only one other Colorado store, and the remodel began over the summer.
All the late-October changes at the center fall within about ten days:
Pikes Peak Patio is not new. FOX21 described it as the venue for the center's free summer concerts and movies back in June 2022. This year's movie series opened with Hoppers on Sept. 10, Zootopia 2 on Sept. 17 and Minecraft Movie on Sept. 24 before the Halloween screening. The new tenants are opening into a center that already has a regular events calendar.
The rest of the fall pipeline has been announced in general terms. Here is where each item stands as of Oct. 4, 2026.
| Tenant | What's happening | Where | Timing on record |
|---|---|---|---|
| Apple | Reopened in an expanded space | Next to Ulta | Open now |
| Mendocino Farms | First Colorado Springs location | 1765 Briargate Pkwy, Suite 807 | Oct. 27 |
| L.L.Bean | Second Colorado store, in the former Container Store | 1925 Briargate Pkwy | Late October |
| American Eagle | New store | Not yet published | Before year-end |
| Kendra Scott | New store | Not yet confirmed | "This year" |
| Lululemon | Expansion of existing store | Currently at 1845 Briargate Pkwy, Suite 439 | Fourth quarter |
Kendra Scott's suite is listed as "not yet confirmed" for a reason. The building department's own record has two different addresses for the store and asks for the correct one to be resubmitted. Lululemon's existing store is easy to find, but the size and timing of its larger space haven't been published.
The table also shows a shift in the mix. The tenant that left sold storage and organization products. The tenants arriving or growing sell apparel, jewelry and electronics, plus a restaurant. Before the year is out, four of the six are expanding a footprint or bringing a brand into the city for the first time.
The center is owned by Asana Partners, a retail real estate firm. Its director of leasing strategy, Lara Silversmith, described the plan to Springsmag:
"Our vision and merchandising strategy remain focused on introducing highly desired brands and fresh experiences to Colorado Springs. These openings and expansions reinforce The Shops as the region's premier lifestyle destination while giving guests even more reasons to shop, dine and gather throughout the year."
"Introducing" is the key word in that quote, and this fall's leases fit it. Mendocino Farms and L.L.Bean are both brands new to Colorado Springs, and each has fewer than five stores statewide. Each was already in the Denver area before Briargate, and both picked this center over any other Colorado location for their next store.
For someone living a few minutes away, the practical effect is fewer trips north. A sandwich chain that until this month meant a drive to Cherry Creek, Highlands or 16th Street will be on Briargate Parkway.
One more item on the calendar has nothing to do with new tenants and ends after the openings. The center's Kids Winter Coat Drive, run with 4Colorado Kids, collects apparel for children ages 2 to 12 from Sept. 7 through Nov. 13, 2026. Donations go to two drop-off points:
If you're coming for Boo at Briargate on Oct. 24, or to see Mendocino Farms on its first week, you can drop off a coat on the same trip. The drive runs about two weeks past the last scheduled opening.
The center has not announced holiday events such as a tree lighting or Santa visits on its official events page yet. The next set of dates to look for after October will be American Eagle, Kendra Scott and Lululemon's larger store, plus the holiday schedule when it comes out.
